We want Blue Roof to be a place where people can gather, celebrate, and enjoy the forest. These guidelines help ensure every group has a great experience - yours included.

1. Purpose of Agreement
This Agreement grants Guest a temporary, revocable license to use the property known as Blue Roof, located at 37436 239th Ave SE, Enumclaw, WA ("Property"). This is not a lease and does not create a landlord-tenant relationship.
2. Term of Stay
1. Guest is permitted to use the Property only for the agreed booking period.
2. Use outside of these dates and times is not permitted without prior approval.
3. Early check-in and late check-out may be available for an additional fee and must be approved in advance by Owner.
3. License, Not Tenancy
Guest acknowledges that the Property is operated in a manner consistent with transient lodging, including periodic cleaning, maintenance, and turnover between guests:
1. This Agreement grants a revocable, limited license to use the Property for temporary lodging purposes only, and does not create a lease or tenancy.
2. The Property is operated as a short-term, transient lodging accommodation, and is not intended for use as a primary residence.
3. No landlord-tenant relationship is intended or created by this Agreement. The Parties acknowledge that the Property is being provided as transient lodging and not as a residence. Nothing in this Agreement shall be interpreted as creating rights under RCW 59.18.
4. Guest shall not use the Property as a mailing address, voter registration address, or for any purpose that would indicate establishment of residency or domicile.
5. Owner reserves the right to terminate this license in accordance with this Agreement if Guest violates its terms or uses the Property in a manner inconsistent with transient lodging.
6. Guest shall not take any action that would create or support a claim of tenancy, including remaining in possession beyond the agreed term.
4. Payment Terms
1. Guest agrees to pay all fees associated with the booking.
2. All payments are non-refundable except as expressly stated in this Agreement.
3. For cancellation up to 28 days from check-in, the first night plus applicable taxes is retained.
4. For cancellation or no-show within 27 days of check-in, the entire booking fee is retained.
5. We understand that dates change and will make reasonable efforts to rebook stays with no cancellation fee up to 14 days of check-in, subject to availability.
5. Security Deposit and Damages
1. Guest is responsible for any damage to the Property during the stay.
2. A deposit may be required if events will be hosted at Blue Roof.
3. Guest shall be responsible for the reasonable cost of repair, replacement, cleaning, remediation, and any associated labor required as a result of damage beyond ordinary wear and tear.
6. Occupancy
1. Guest agrees to the maximum occupancy limits provided at booking.
2. Only registered guests may stay overnight.
3. Any rental shall not extend beyond 20 consecutive nights.
4. Guest must comply with all local laws.
5. At no point should minors be left unattended at Blue Roof.
6. Guest is responsible for the actions, conduct, and compliance of all occupants, visitors, invitees, vendors, and event attendees present on the Property during the stay.
7. Use of Property
The Property is to be used for personal, non-commercial purposes only unless otherwise agreed.
Guest agrees to follow all posted or provided house rules, including but not limited to the following:
Quiet Hours and Noise
1. Quiet hours are 10:00 PM to 8:00 AM.
2. Outdoor amplified music must end by 10:00 PM.
3. Please keep noise at a respectful level at all times.
Parking and Access
1. Park only in designated areas. Do not park on grass or roadside.
2. Do not block driveways or neighboring properties.
3. Guest is responsible for communicating directions to attendees.
Alcohol and Behavior
1. Responsible alcohol use only.
2. No illegal substances.
3. No disorderly, unsafe, or destructive behavior.
Pets
1. Pets are welcome at Blue Roof.
2. Pets are not allowed on furniture.
3. Damage by pets, including excessive fur on the furniture, will be assessed and charged to Guest.
Property Care
1. Treat the home and surrounding forest with care.
2. No confetti, glitter, or hard-to-clean decorations.
3. Furniture must be returned to original placement.
4. Respect our neighbors. No trespassing on neighboring properties, and be mindful of their space and privacy.
5. The home is on a septic system. Only toilet paper should be flushed.
6. Do not flush sanitary products, paper towels, wipes, or any large items.
7. Damage to the septic system caused by improper use will result in additional repair fees.
8. Event Approval and Guest Count
We are excited to host your group at Blue Roof. This home is designed for gatherings, and we want you to have a great time. These rules apply to event hosting.
1. All events must be pre-approved in writing before your stay. Events may incur an additional event fee.
2. Total number of people on property, including visitors, must not exceed your approved guest count.
3. No open-invite, public parties, or events that charge admission or fees.
4. Outside vendors, including catering and rentals, must be approved in advance.
5. All vendors must carry commercially reasonable liability insurance and remove their items after the event.
6. We can recommend trusted local partners if needed.
7. All trash must be bagged and placed in designated outdoor bins.
8. Excessive mess or event-related cleanup may result in additional fees.
9. Decorations must be fully removed.
9. Fire Safety
1. Fires are allowed only in the outdoor fire pit and subject to local fire restrictions.
2. No fires in indoor fireplaces during events.
3. All outdoor fires must be fully extinguished ("dead out") using water and sand before leaving unattended or ending the event.
4. No unattended fires at any time.
5. Follow all local regulations. King County fire rules apply.

Important:
1. A $500 safety violation will be charged for any fire that is not properly extinguished.
2. Additional fees may apply for any damage, cleanup, or safety risks caused by improper fire use.
10. Smoking Policy
1. Smoking is not permitted inside the house or within 20 feet of any door or window.
2. This includes cigarettes, cigars, and vaping.
3. Smoking is permitted near the fire pit. Please clean up all butts and smoking discards.
Important:
1. A $500 cleaning fee will be charged for any evidence of smoking inside the house.
2. Additional fees may apply for odor removal, cleaning, or damage.
11. Access and Entry
Owner reserves the right to access the Property for maintenance, safety, or emergency purposes.
12. Termination
Subject to applicable law, Owner may terminate this Agreement immediately if:
1. Guest violates house rules.
2. Property is used in an unsafe or illegal manner.
3. Occupancy limits are exceeded.
4. No refund will be provided in cases of termination due to violation.
Upon termination, Guest agrees to vacate the Property immediately. Failure to vacate may result in additional charges and legal action as permitted by law.
13. Liability
1. Guest assumes responsibility for their use of the Property and any additional persons visiting Blue Roof.
2. Owner is not responsible for injury or accidents during the stay to Guest and/or visitors.
3. Owner is not responsible for loss or damage to personal belongings and/or vehicles.
14. Force Majeure
Owner is not liable for events outside of its control that affect the stay, including weather, power outages, or other disruptions.
15. Governing Law
This Agreement is governed by the laws of the State of Washington, with venue in King County, Washington.
16. Acceptance
By electronically signing this Agreement, Guest agrees to all terms of this Agreement.
